• UPDATE: CA Immo Secures Major Tenant for Berlin’s ‘Karlsgärten’ Office Revitalization
BERLIN, Germany – Real estate company CA Immo has concluded a 15-year lease agreement with a large public company for its entire “Karlsgärten” office project near Potsdamer Platz.
The deal, which covers approximately 11,500 square metres, means the building is fully let before a planned €45 million revitalization begins.
What is new?
CA Immo has secured a long-term tenant for its “Karlsgärten” office building, signing a 15-year lease for the entire property. The agreement with an unnamed large public company was described as one of the largest new leases in Berlin in 2025. Following the successful leasing, the company has committed to a comprehensive modernization and expansion of the building with an investment of approximately €45 million.
The building is now fully leased before construction work has started. The lease is expected to contribute to CA Immo’s recurring income beginning in the third quarter of 2027.
Project Details
The revitalization project, located at Am Karlsbad 11, will transform an existing building constructed in 1994. The work involves completely gutting the structure and adding an additional floor using a hybrid timber construction method, which will expand the rental area from around 10,000 to 11,500 square metres. The redesign, planned by Berlin-based architects Aukett+Heese, will also add a spacious roof terrace, green outdoor areas in an inner courtyard, a service foyer with a coffee point, a canteen area, and conference rooms on the ground floor.
Sustainability Goals
The modernization is being carried out under strict sustainability criteria. The project will reuse parts of the existing natural stone façade as building material and will feature a photovoltaic system on the roof. The focus on using wood and recycled materials is intended to reduce the construction’s CO₂ footprint to approximately one-third of that of a new building. The building will use district heating and is projected to reduce its energy consumption by around two-thirds, qualifying it as a “nearly zero energy building” (NZEB). CA Immo is aiming for DGNB Platinum certification for sustainability and WiredScore Gold for digital connectivity.
