The total investment amounts to approximately £61.5 million, covering three existing facilities and one under construction.
Prime Locations with Strong Capacity
The newly acquired properties are located in Sayers Common (Sussex), Broadstairs (Kent), Southampton (Hampshire), and Midsomer Norton (near Bath). These care homes will collectively accommodate 264 residents. The three operational care homes were completed in the second quarter of 2024, with the Midsomer Norton site expected to be finalized by Q4 2024.
Uniform Design Meeting High Standards
All the properties feature identical layouts and specifications, catering to the upper mid-market elderly care segment. Each care home provides 66 en-suite rooms specifically designed to meet the needs of seniors requiring residential care.
Operated by Oyster Care Homes with Promising Yield
Oyster Care Homes will manage these facilities, which offer an initial gross rental yield of approximately 6.5%. The care homes are noted for their futureproofing, highlighted by their high energy efficiency, with each property achieving an ‘A’ EPC rating.
