M&G Fund Invests £29 Million in West Sussex Affordable Housing

LONDON, UK — M&G Real Estate has acquired 211 affordable homes in West Sussex from the Hyde Group through a £29 million investment by the M&G Affordable Living Fund.

The acquisition aims to address the growing demand for high-quality, energy-efficient housing, M&G plc said in an emailed press release today. The homes are located in the Wildbridge development in Yapton, near Chichester.

Investment Details

The acquired homes are a mix of two to four-bedroom houses and low-rise apartments. They include both shared ownership and social rent tenures. This acquisition represents the M&G Affordable Living Fund’s first move into social rent, expanding its capacity to support a wider range of households.

Pinnacle Group, a part of Hyde Group, manages the properties. The homes, completed in 2025, are EPC A-rated. They feature air source heat pumps and integrated solar panels, which provide renewable energy and help residents reduce household running costs. The development received the Best Large Social Housing Development award at the 2025 National Local Authority Building Control (LABC) Building Excellence Awards.

Strategic Importance

The UK Government has set a target to deliver 1.5 million homes during the current Parliament, with affordable housing as a core component. M&G stated that long-term institutional investment plays a role in supporting housing delivery by collaborating with housing associations and local authorities to increase the supply of affordable homes across the UK.

Chris Jeffs, Manager of the M&G Affordable Living Fund, said the investment reflects how long-term capital can expand access to high-quality, energy-efficient affordable homes. He added that working with experienced providers like Hyde supports housing delivery and creates stable, long-term value for clients.

Andy Hulme, Group Chief Executive at Hyde Group, said the partnership with M&G demonstrates the role institutional investment plays in tackling the housing crisis and supporting affordable home delivery. He noted that Pinnacle Group provides high-quality management services for the properties.

The M&G Affordable Living Fund is part of M&G’s UK residential platform, which includes approximately 4,800 homes across the UK. About half of these homes are affordable. The fund combines capital from Homes England, Local Government Pension Scheme clients, and M&G’s £132 billion With Profits Fund.
