• Aedifica Invests Nearly €110 Million in Six Care Properties Across Europe
BRUSSELS, Belgium – Aedifica has invested a total of €108.5 million in six healthcare properties across Ireland, Belgium, Germany, and the Netherlands.
The expansion, announced January 5, adds a total capacity for 557 residents to its European portfolio.

The real estate company has committed €108.5 million to expand its European healthcare property holdings. The investment encompasses six care facilities, with projected yields ranging from 6% to 7%. The portfolio expansion includes a mix of new developments and acquisitions of existing properties, all described as highly energy-efficient.
Investment Breakdown
The investment is split between forward funding and direct acquisitions. A total of €75.5 million is allocated to the forward funding of three projects: two in Ireland and one in Belgium. An additional €33 million has been used for the acquisition of three operational care properties located in Germany and the Netherlands.
Project Details
In Ireland, Aedifica will invest approximately €34 million to develop a 151-resident care home in Dublin and €25 million for a 109-resident facility in Kilcoole. In Belgium, an existing care home in Tessenderlo-Ham will undergo an extension and renovation for approximately €16.5 million.

The acquisitions include a care campus in Dronten, Netherlands, for €12.5 million, which opened in early 2024. In Germany, the company acquired an operational care home in Hamburg for approximately €10 million, accommodating 107 residents, and a facility in Lüneburg for €10.5 million, with capacity for 109 residents.
